How did I become a successful real estate agent?
My father was a successful real estate agent for many years. He worked his sphere of influence, concentrated on marketing to his database, and took awesome care of his clients. I should have learned a lot from him, but I was always a bit of an introvert so I concentrated on internet leads and hiding behind my computer the first few years. It did not work! I ultimately found a lot of success by becoming a HUD and REO listing broker. I sold 200 houses in the peak of the foreclosure market in Colorado and it was awesome. I built our team bigger and eventually bought the business from my father. The REO and foreclosure business was great, but I knew it would not last forever, at least at 2008 to 2012 levels.
I hired a team manager, buyer’s agents, assistants and we worked on building a team that could be successful in a good or bad market. We taught our agents the basics of real estate: a sphere of influence, marketing to your database, and taking awesome care of your clients. Two of our agents ended up making over $100,000 in their first year in the business. It is a good thing I created a team because REO in Colorado has decreased greatly due to our crazy housing market and increasing prices. I am in a good position now because I can let my team sell houses, while I concentrate on investing, writing the blog, hanging out with my family or playing golf.
Why did I write a book about becoming a successful real estate agent?
I actually wrote this book over a year ago, but I completely re-wrote it this year. It is twice as long as it was and contains much more information than the last version. I wrote a book so that I could help other real estate agents or potential real estate agents become successful as well. There are a lot of misconceptions in the industry about how much money agents make, how hard it is to be an agent, where to find leads, and how much time it takes to devote to the business. Most of the stories I hear are how little agents make and how much time it takes driving buyers around in their car to see houses. I don’t think I have ever driven a buyer around in my car and being a real estate agent should be treated as a business. Meaning you create systems and delegate tasks so that you are not the one doing all the work.
Writing books is also one of the ways I can reach the most people possible. Writing the blog reaches a lot of people, but it can be tough piecing together 50 different articles to get the full picture of what it takes to be a successful agent. I have a coaching program for real estate agents called the Six Figure Real Estate Agent Success System, but many agents don’t have extra money for training. Even if you do not buy my book, please buy a book on whatever business you are in. We can never know everything and reading is one of the best ways to rise to the top in your field.

How to Make it Big as a Real Estate agent will cover a lot of topics. It is 220 pages and packed full of information. I do not write fluff, I write efficiently and to the point. The book goes over what I have learned from what not to do when I first started. It also highlights what I learned about REO and how that business evolved. In addition, I discuss the process of how we created a team, and how we have helped brand new agents on our team make a lot of money in their first year. The book also goes over:

How to make money as an agent
This is the most important section of the book and goes into detail on how to make money as a Real Estate agent. I discuss different ways to generate leads, how to maintain past and current clients, how to farm neighborhoods and what I think are the most profitable ways to spend your time and marketing money as an agent.
Building a business with Real Estate
I think the key to wealth is building passive income that comes in every month without doing much work yourself. I believe rental properties are a great way to build passive income, but starting a business that runs itself is another way to build passive income. When you are a Real Estate agent you work for yourself and you must plan your own schedule, motivate yourself and have a great work ethic. The great part about being a Real Estate agent is you are in control of yourself and how hard you work. That means you are making money for yourself and not someone else who hired you at an hourly rate or salary. The harder you work, the more you plan and the more efficient you are the more money you can make. By being a Real Estate agent you are running your own business. You keep track of expenses, income, and the best part; profit. The key to building a passive income business is not doing all the work yourself. I have 8 people on my team and we sell hundreds of homes a year. I do very little of the actual work myself, because I hire people to take care of the things I don’t want to do. That leaves me time to pursue things like writing for my blog, looking for rental or fix and flip houses or taking time off. If you set your business up right, the money still comes in without you having to personally work for it all. This book will also explain how to set up your business and hire great people.
