What is the Best Way to Invest in Rental Properties Webinar

2015 has been a great year for Invest Four More and for myself personally. The site is doing great and I have made some big leaps personally and professionally as well. We added a podcast this year and have already recorded 20 episodes, which seems impossible since it feels like the podcast just launched. We have added a couple of new products, increased traffic and I continue to learn new things about the internet every day! As for myself, I bought 5 rentals this year, have 9 flips going right now and added a couple of agents to our real estate team. I have decided to start doing a few live webinars to talk about flipping, rental properties and being an agent.

Why am I doing live real estate webinars?

First off, I think I may be one of the few bloggers who is not doing webinars. But webinars give people a chance to learn in a different format using video, screen shots and a Power Point presentation. Not only are you able to learn in a different environment from reading articles or watching YouTube videos, but you can ask me questions on the live webinars. The webinars will be free and it gives people a chance to get some personal help without having to buy one of my coaching programs.

What will this webinar cover in regards to rental properties?

This webinar will be all about rental properties. I will show you why rental properties are so awesome, the best ways to invest in rental properties and the key points to remember when investing in rentals. Investing in rental properties can seem like a pretty straight forward process, but there is a lot think about and plan for. Many people under-estimate the expenses when they buy rentals. I know I did when I first started. This webinar can shed some light on exactly how to figure out what a good rental property is.

What will future webinars cover?

This is my first webinar and took some time to create the slides, make everything flow right and not make it too long. I am not sure on the schedule, but I am going to create webinars for flipping houses and real estate agents as well. Hopefully I can have at least one more webinar ready to go in the next month, but we will see how it goes. If anyone has some suggestions for webinar topics please leave a comment below.

Updates regarding my real estate investing

I have bought 5 rentals in 2015 and my original goal was to buy 7 this year. It will be tough, but I still might be able to reach my goal. There have not been many opportunities to buy with our crazy market in Colorado. Prices are still increasing and inventory is still incredibly low. I looked at a house yesterday that looked like it had potential, until I got in the home and it only had 3 bedrooms, not the 5 bedrooms MLS advertised.

My turn-key rental property in Ohio is not rented yet, even though I bought it in July, but I am still getting rent checks. The deal I had guaranteed income even if the home was not rented and they are holding true to their word.

I have 9 fix and flips going with a 10th under contract. I told myself earlier in the year I would not have more than 7 flips at one time, because of the money and resources it takes to have that many flips. I guess I may be addicted to buying houses! I hired one of my contractors to manage all my rehabs earlier in the year and that is going well, but houses are still getting repaired much slower than I hoped. We are trying to smooth out the process with detailed tracking, expense reports and constant communication. Hopefully next year I will be able to have every house repaired two months after I buy it, instead of 6 months or longer it has been taking me.

Updates regarding my real estate team

We have hired two new agents this year. One is doing very well and the other we just hired and has not started yet. Our team has been doing great, but our sales numbers as a whole are down, because there are virtually no REO or HUD listings in our area, because the market is so strong. My focus as an agent has always been listing REO and HUD homes so my production has decreased considerably. The other agents on the team are selling more houses and one agent on out team has even sold a higher dollar amount of houses this year than I have!

We are building a new site for our team here. Soon we will have my flips listed on the site that can be bought before I fix them up. I usually have a few houses I am willing to wholesale at the right price.
