If you have no money how can you get started purchasing rental properties?

It’s not easy, but it can be done. The main way is to buy the property as an owner-occupant and move into it. The best scenario is to purchase a duplex or triplex and live in one unit while you rent out the other(s). After a few years you can refinance the loan and move out, opening up the unit you’ve been living in to bring in even more cash flow.
