Fix and Flip Your Way to Financial Freedom

Fix and Flip CoverI am currently fix and flipping 9 houses and it can be a little stressful at times!  However, those 9 fix and flips should make me close to $300,000 once I get them repaired and sold.  The income I make from fix and flips along with my real estate sales has allowed to me to buy 11 rental properties and a Lamborghini Diablo.  It is not easy to get to a point where I can flip 9 houses at a time and it did not happen overnight.  It took me a long time to build up a business where I could borrow a lot of money from banks, and I had enough of my money to cover the costs associated with fix and flipping.  I have learned a lot over the last 13 plus years, and I am sharing my knowledge on fix and flipping in my book Fix and Flip Your Way to Financial Freedom.

How hard is it to get started fix and flipping?

Fix and flipping is not easy and it is not something that will make you rich working a couple of hours a week.  You need to dedicate a lot of time to learning your market, finding deals, building a team, getting financing, saving money and deciding what to repair.  The first flips are usually a reality check for most people in how much work is involved in fix and flipping.  Just like anything new, most people are not going to be good at it until they have personal experience.  This book will reduce the learning curve when learning to fix and flip homes and will provide insight on how to build a big fix and flipping business.

How much money can you make fix and flipping homes?

I may make $300,000 on the 9 flips I own now or I may make $200,000 if a few things go wrong.  Do not come into fix and flipping expecting to make $50,000 or $100,000 on each fix and flip.  It happens, but it is very rare and usually the properties that produce big profits are the riskiest properties.  If you want to fix and flip a few homes a year, I think a $25,000 profit on each flip is a realistic figure if you know what you are doing.  It is also possible to lose money on a fix and flip, which I have done a couple of times.  Sometimes my after repaired value was off, or my repair figure was low or something prevented the house from selling that was completely out of my control.
