What has happened in one year at InvestFourMore?

In January of 2013 I had never even thought about blogging or starting a blog.  I was happy concentrating on my REO business, long-term rentals and fix and flips.  I started setting a lot of new goals in 2013 and I decided to start looking for new opportunities wherever I could.  With the help of a friend I decided to start writing about how I get financing on my long-term rentals and the blog took off from there.  I have published 207 articles and I seem to be addicted to writing now!  After attending the FICON conference this week, I have a lot of new article ideas and I don’t see myself running out of material any time soon.

How a blog has helped me in the last year

I wrote a more detailed on how a blog has helped my business over the last year here.  This blog has really helped me set big goals, motivated me to accomplish those goals (since everyone knows about them) and introduced me to many new ideas and techniques.  I have been introduced to new ways to finance, buy, market and I have become a better writer.  In fact, I have gone back and re-written every article I ever published.  Looking back at the first articles I published was a little embarrassing and showed me how far I have come.

I have learned how to publish books!

Not only has my blog writing improved, but I have learned how to publish E books!  I never thought I would write a book, but it is not nearly as hard as I thought it would be.  These books are not full length novels that are with a big-time publisher, but they are published and full of great information.  You can find all my books here on my Amazon author page or in the InvestFourMore shop.

Rental property number 8 and 9 is rented!

A good way to celebrate the one year anniversary was to rent a couple of homes!  Rental property number 8 had the repairs completed late last week and we put it up for rent late last week.  When I bought the home I was thinking of renting it for $1,200 or hopefully $1,300  a month.  After looking at the local market rents, I decided to shoot for $1,400 because there is so little for rent. We had immediate interest and multiple applications submitted on the home last week.  We decided on a renter and then that renter actually decided to buy the  house they are currently renting instead of rent ours.  We showed the home to a few more people and had another application submitted.  This time the deal went through and the lease was signed yesterday for $1,400 a month starting in the middle of March.

Rental property number 9 was just purchased a few weeks ago, but needed very little in repairs.  I decided to get it listed on Craigslist right away and we had immediate interest in it as well.  This home has one less bedroom than rental property number 8, but has a 2 car garage and a more open floor plan.  We asked $1,400 for it as well and this home also had immediate response and applications submitted.  We had to go through a couple of applications on this home as well because the first tenants we decided on flaked out.  We also rented this home for $1,400 a month, which is more than I originally anticipated!

What is next for InvestFourMore?

I am going to continue to write articles and try to share as much knowledge as I can with others.  I am going to continue to improve my books and hopefully write a couple more.  I am going to try to reach as many people as I can and possibly hire a professional firm to help me with that.  We had almost 70,000 visits last month with basically no paid advertising.  I know I can increase that traffic significantly with help from people who have done this before.  I also want to get more traffic in the forums.  I know there are many people with questions and great information; sharing it on the forums is the best way to get that information out there.
