Lamborghini Diablo and Real estateMy name is Mark Ferguson and I run a real estate team that sells over 200 houses a year, I flip 10 to 15 homes a year and I also own 11 rental properties. I have been very successful in real estate and I share everything I know on this blog; Invest Four More. All the information in the world does no good if you don’t know how to use it or you get burned out reading for hours with no plan. I created the Complete Blueprint for Successful Real Estate Investing to help investors make money with real estate, not just learn about it.

Thanks to real estate I have been able to buy my dream home, my dream car and I have created passive income that will last the rest of my life. My rental properties alone make $6,000 a month without any involvement from me. I have been able to flip over 100 houses in my career, which has been a great source of capital for my rentals. You don’t have to have capital to invest in real estate, which is one reason why it is such an awesome business to be in.

The Complete Blueprint for Successful Real Estate Investing helps investors learn the most important information they need to know. It comes with a 300 page guide that is in order of what you need to learn first. After learning the important principles of real estate investing I give you call to actions at the end of each section. Those call to actions give you specific instructions on how to apply the information you learned into real life investing.

  • How to value properties
  • What is a good deal?
  • How to find properties
  • How to find a team to help you
  • How to buy properties
  • How to finance properties
  • How to repair properties
  • How to rent the properties
  • How to manage the properties
  • What to do with your properties in the long-term

Not only do you have the guide to learn this information, but I include video modules, over 3 hours of audio CDs and a biweekly conference call with me. If you ever need help analyzing a deal, email coaching comes with the program as well. I have helped many Blueprint members determine what is a good deal and the best way to buy it.

The Blueprint lays out the most important things to learn and then tells you exactly how to use that information in real life. You can spend countless hours reading online, reading different strategies and hearing from different people with a sure fire way to get rich with real estate. The hard part about real estate is every market is different and every investor has different goals. That is why there are so many strategies out there. The Blueprint helps you create your own strategy in your own market. Strategies can be learned and formed yourself with out help, but how much time and money will it cost you while you learn the hard way?

What does the Complete Blueprint for Successful Real Estate Investing consist of?

  • 300 page Guide: The heart of the blueprint is a 300 page Guide that includes over 60 chapters and 11 sections on the most important factors of investing. This Guide is put together in order for what you need to know first to last. The Guide is written much like my blog; to the point and easy to read. You will gain instant access to the guide as a downloadable file and it will also be mailed to you with the CDs.
  • Live conference call: the conference is held twice a month for complete blueprint customers only. The call includes a presentation from me and time for questions. I have discussed many topics from goal setting and wholesaling to the best ways to buy properties below market value. The calls are all recorded and available to replay in the custom forum just for Blueprint customers.
  • Personal Coaching: Along with the guide, call to actions, audio, and calculators, I include personal coaching with this blueprint. The coaching comes in the form of a custom-made forum just for customers who purchase the blueprint or direct email to me. I will help with deal analysis, finding a team, finding properties and much more. I also urge everyone to send the results of their call to actions to me personally to see how you are progressing and what can be improved.
  • Video Modules: There is a video module for each chapter with additional information on real estate investing.
  • Calls to action that give you specific tasks to start investing now: Not only does the guide include a lot of great information, each section comes with a “call-to-action” that gives you the exact steps needed to investing in real estate. Even if you don’t think you’ll be ready to invest for five years, there are things you can do now to get involved in the game. The calls-to-action help you discover your own investing strategy, learn your market, build a plan and execute that plan. Most importantly, these calls-to-action get you applying what you learn as you learn. So this is not a passive product!
  • Cds: You will also be send over 200 minutes of CD recordings that give more information on investing and reinforce the lessons in the guide.
  • Audio training: Besides the 295 page guide and the call-to-actions, each section comes with audio messages from me outlining the content and helping detail the calls-to-action. The audio reinforces the key points to each section, reinforces the call to actions and gives extra insights into my strategies and investing.
  • Calculators: With the guide, call to actions and audio, I also include information on exactly how to use the cash flow and cash on cash calculators that we just introduced on Invest Four More. I give instructions on how to use these tools to develop and enhance your investing.
  • Full length Fix and Flip Book: Fix and Flip your Way to Financial Freedom, is a book I wrote that details how I make money flipping houses and details many of my deals.
  • Goal setting guide: I took Jack Canfield personal coaching and I am a huge fan of making our own future through goals and attitude. Included in the program is a guide that details the most important things I do on a day to day basis to be successful. I include tips on setting goals, daily routines, overcoming fear, inspirational books and much more. These techniques helped me buy my dream house and dream car in my 30’s.

What is included in the personal coaching?

I am a very experienced real estate investor. I have been a licensed agent since 2001, I own 11 rental properties (July 2014) and I have 9 fix and flips going at once as of July 2014. I am happy to help people with anything they want, it is not limited to rental properties. I will share my advice on fix and flips, being a real estate or even personal improvement. I have been a student of Jack Canfield coaching and love to read about improving my attitude and system. I love goals, being positive, learning to be stress free and I happy to hare anything I have learned with my students. There is no additional program you have to buy to get this coaching, it is included in the Blueprint.

What exactly is included in the guide?

This is not a “how to” guide on investing just like me (although I do show you exactly what I do). This a blueprint for how to build your own strategy. Every market and need is different and buying houses exactly like I do is impossible, because every deal and market is not the same. This blueprint is meant to teach you the knowledge and skills needed to create your own strategy and implement it in your own or preferred market.

complete blueprintThe guide includes information on;

  • Determining a rental strategy so you know what will work best in your market or the market you want to invest in.

What have people said about the Blueprint?

I have had many happy customers and it feels great helping people invest in real estate and find success. Here are a few comments from recent happy customers:

PS – I bought and am rehabbing my first property from auction using a lot of the info from your blueprint! THANK YOU! I’m deciding whether to add a third bedroom and second bath, and then whether to hold or sell the property. I’d make very good $ selling… but this house is in a hot neighborhood, and will hold long-term value very strong.

The blueprint has already paid for itself by page 30 and I really appreciate your help!

    Hello Mark,

I am a new member to your website and I thoroughly appreciate all the help and free advice you are able to give back to the community. I am currently a college student in my last year of college (Business Management) and am looking towards getting a job and then starting rental properties as my own side business. One day in the future, I hope to slowly migrate to working for myself just like a lot of people. As a poor college student, is there any way you can point me into the right direction of where to get started or even how to get started? I have read numerous articles on your website as well as others and, honestly, I am almost clueless on where to start! I know what I want, but is there any advice you can offer me? Your PDF file seems to be something I would want to invest in, but college has left me in mountains of debt. I hope you can point me in the right direction.

    Thanks!

    -Alex

    Hello

Thank you for the advice that you offer in your articles. I am new to your site but i have read several of them. I am interested in building a portfolio of rental properties. My family just relocated to Texas and we are hoping to become financially independent. I am a bit confused on where to begin. We are currently renting and do not have cash on hand. What should we do to get started? What is our first step? Please help me. Thank you.

Hi, the first step is to create goals and a strategy. Keep reading the blog and if you want more specific help the blueprint may be a good fit.

    Hi Mark,

I just came across your website while searching investing in Condos. Great info on your site! My goal is to buy 10 condos in the next 5 years. I am 32 years old and I currently live downtown in a condo I purchased (which I plan on selling in the next year bought at bad time). I am also a real estate broker in San Diego, CA. I’ve been looking at condos in the $150,000 – $200,000 price range (yes they do exist in SD haha). The only problem is that in our high priced/ high rent market these types of properties with 5 percent down (assuming you get a good deal on price) you are basically breaking even or possibly cash flowing $100 or less. The upside is on appreciation and rents increasing within a few years so cash flow will increase inevitably. Rental prices in San Diego have been increasing rapidly over the past 10-15 years. I am planning on living in the first condo I buy for 3-6 months then leasing it out. I’ve thought about investing in other markets outside of CA but I like the ability to put my commission back into the property or downpayment and I want to be able to drive by my properties or fix any minor issues myself.

What are you thoughts on my situation?

Hi Michael, if you are doing five percent down are you buying as an owner occupant? You will probably have to live there a year. Are you able to buy below market or are you paying retail?

Hi Mark, I recently came across your website and really appreciate all the information you’ve provided because it actually makes sense! I currently have two rental properties that I’ve acquired w/10% down. Because both of these properties are mortgaged, I don’t want to transfer them to a LLC because of the ‘due on sale’ clause. Additionally, the rates have come down considerably since I bought them and I would like to refinance both properties. Do you have any suggestions as to how I can provide asset protection for myself and my family? I already have an umbrella policy and was wondering if there’s anything else I can do.

    Thanks in advance.

    Greetings Mark,

Thank you so much for the wonderful information you have presented. So where I am at now is I purchased my first house in 2008 right after the bubble. Purchased a foreclosure for $115,000 directly across the street from my grandmother who purchased her house brand new in 1961. My grandmother passed away and left the house to my mother and my two aunts. I moved into my grandmothers house and rented for 2 years, while renting out my first house. The house cashed flowed for $200.00 a month. I purchased my grandmothers house from my mom and aunts in 2012 for $97,500. I just refinanced and took out 32k out of my first house and refinanced the second house and took out 20k and paid off all of mine and my wife’s debt. My plan is to save a big chunk of money as an “emergency fund”, then purchase a better house in a better part of town, and rent out my house that I am currently in now. Would you say that I am on the right track, or what would you recommend? Thank you again for all your information. It has helped me tremendously.

      Hi Jaron,
It sounds like you are doing great. I would be careful that you don’t refinance so much that you lose the cash flow.
