    Hello Mark,

    I am a new member to your website and I thoroughly appreciate all the help and free advice you are able to give back to the community. I am currently a college student in my last year of college (Business Management) and am looking towards getting a job and then starting rental properties as my own side business. One day in the future, I hope to slowly migrate to working for myself just like a lot of people. As a poor college student, is there any way you can point me into the right direction of where to get started or even how to get started? I have read numerous articles on your website as well as others and, honestly, I am almost clueless on where to start! I know what I want, but is there any advice you can offer me? Your PDF file seems to be something I would want to invest in, but college has left me in mountains of debt. I hope you can point me in the right direction.

    Thank you for the advice that you offer in your articles. I am new to your site but i have read several of them. I am interested in building a portfolio of rental properties. My family just relocated to Texas and we are hoping to become financially independent. I am a bit confused on where to begin. We are currently renting and do not have cash on hand. What should we do to get started? What is our first step? Please help me. Thank you.

    Hi Mark,

    I just came across your website while searching investing in Condos. Great info on your site! My goal is to buy 10 condos in the next 5 years. I am 32 years old and I currently live downtown in a condo I purchased (which I plan on selling in the next year bought at bad time). I am also a real estate broker in San Diego, CA. I’ve been looking at condos in the $150,000 – $200,000 price range (yes they do exist in SD haha). The only problem is that in our high priced/ high rent market these types of properties with 5 percent down (assuming you get a good deal on price) you are basically breaking even or possibly cash flowing $100 or less. The upside is on appreciation and rents increasing within a few years so cash flow will increase inevitably. Rental prices in San Diego have been increasing rapidly over the past 10-15 years. I am planning on living in the first condo I buy for 3-6 months then leasing it out. I’ve thought about investing in other markets outside of CA but I like the ability to put my commission back into the property or downpayment and I want to be able to drive by my properties or fix any minor issues myself.

    What are you thoughts on my situation?

      Hi Michael, if you are doing five percent down are you buying as an owner occupant? You will probably have to live there a year. Are you able to buy below market or are you paying retail?

    Hi Mark, I recently came across your website and really appreciate all the information you’ve provided because it actually makes sense! I currently have two rental properties that I’ve acquired w/10% down. Because both of these properties are mortgaged, I don’t want to transfer them to a LLC because of the ‘due on sale’ clause. Additionally, the rates have come down considerably since I bought them and I would like to refinance both properties. Do you have any suggestions as to how I can provide asset protection for myself and my family? I already have an umbrella policy and was wondering if there’s anything else I can do.

    Greetings Mark,

    Thank you so much for the wonderful information you have presented. So where I am at now is I purchased my first house in 2008 right after the bubble. Purchased a foreclosure for $115,000 directly across the street from my grandmother who purchased her house brand new in 1961. My grandmother passed away and left the house to my mother and my two aunts. I moved into my grandmothers house and rented for 2 years, while renting out my first house. The house cashed flowed for $200.00 a month. I purchased my grandmothers house from my mom and aunts in 2012 for $97,500. I just refinanced and took out 32k out of my first house and refinanced the second house and took out 20k and paid off all of mine and my wife’s debt. My plan is to save a big chunk of money as an “emergency fund”, then purchase a better house in a better part of town, and rent out my house that I am currently in now. Would you say that I am on the right track, or what would you recommend? Thank you again for all your information. It has helped me tremendously.

      It sounds like you are doing great. I would be careful that you don’t refinance so much that you lose the cash flow.
